Wet rot (Coniophora puteana) needs water, hence the name. It could be a slow dripping pipe under the floor, a leaking gutter that allows water to run into the wall and affect the joist ends, a leak under the bath or the kitchen sink. We would firstly identify the source of water, fix the leek or water supply, then cut out the rot and/or treat the area to prevent future growth. It’s quite a simple problem to deal with if discovered early. Most rots, or fungal decay as they are officially called, give off a musty smell.
